and approximately 1,600 square feet of living space.
Such properties make good investments because nearly 80% of all real estate
transactions take place in the lower-middle range of housing prices. These
bread-and-butter houses are in high demand because they are the transition houses for
people moving up and down the financial ladder of life. They are usually the starter homes
for up-and-coming couples, and they are the lifelong homes for the blue-collar backbone
of America.
This area of real estate investing has several advantages. First, these units represent
the bottom end of the housing market. The sale prices are low and the down payments
are usually low. These homes can be diamonds in the rough. By putting in some minimal
fix-up and cleaning, they can be resold at fantastic profits.
In places like Riverside, Las Vegas and Phoenix, single family homes make excellent
investments. These cities are experiencing extremely high levels of population and job
growth because they are all cheaper alternatives to the overpriced Southern California
housing market. Over time, increased demand will help drive prices up in these markets
as well, benefiting the long-term investor.
