increased trade-up potential.
Compared to single-family homes, multi-family properties are much easier to acquire
because of their lower costs. Given their lower per-unit prices, small income properties
give you a more affordable entry into the real estate market. For example a 4-unit
property in Houston can be purchased for under $200,000. This is less than $50,000 per
unit. A single-family home in the same neighborhood can sell for $150,000.
Because of the lower cost, such properties also create higher cash flows. Because
you have more units, you have more than one source of income. For example, a
single-family home in our target neighborhood could rent out for $1200/mo. while each
unit could rent for $500/mo. (for a total of $2000/mo.). Also because of rising rent levels,
you can expect your cash flow to increase every year.
Trade-up potential is another good benefit to investing in multi-family properties. If you
want to own larger properties (12-30 units) and make thousands of dollars a month in
cash flow, starting off with a 2-4 unit can easily help you reach that goal. If you purchase
a 2-4 unit as an initial investment and hold it for several years, the equity appreciation in
your property can be used as the down-payment for a larger and more expensive
property.
